The Problem

Residential leasing in high-growth urban hubs remains notoriously disjointed. Landlords and property managers navigate disparate platforms for tenant screening, identity verification, manual PDF signing, and recurring bank transfers. Delays in lease approvals often result in prolonged vacancy cycles, costing property owners thousands in lost revenue annually, while tenants endure opaque application processes with zero visibility.

The Solution

Letlify centralizes the entire leasing lifecycle into an end-to-end web portal. Prospective tenants complete verified background and credit checks in under two minutes, execute legally binding digital lease contracts, and configure automated recurring rent schedules.

For property managers, Letlify provides unified portfolio visibility: live vacancy tracking, automated payment reconciliation, maintenance dispatch tickets, and programmatic tax statement exports.

My Role

As Lead Architect and Product Engineer, I oversaw product strategy, core system architecture, and UI/UX implementation:

  • Designed the end-to-end digital onboarding and document generation engine using encrypted PDF compilation pipelines.
  • Integrated automated banking clearinghouses and Stripe Connect custom accounts for split payouts between property owners and management firms.
  • Established strict security, role-based access control, and GDPR/CCPA data privacy compliance protocols for sensitive tenant financial data.

Technology

  • Full-Stack Application: Next.js (TypeScript) utilizing Server Actions and API route handlers for secure transactional integrity.
  • Payment Pipeline: Stripe Connect custom accounts with webhooks handling asynchronous payment settlements, ACH chargebacks, and automated fee splits.
  • Database & Storage: PostgreSQL hosted with read-replicas, combined with S3 encrypted storage for signed tenant agreements.
  • Styling: Tailwind CSS with custom editorial styling tokens tailored for clarity and trust.

Outcome

  • Processed over $4.2M in annual rental transaction volume with zero payment reconciliation discrepancies.
  • Reduced tenant lease turnaround times from an industry average of 5 days down to under 4 hours.
  • Achieved a 99.4% on-time automated rent collection rate across managed residential units.
